Twinhouses pair two mirrored units across one shared wall, which buys most of the villa experience — private entrance, garden on three sides, often a roof — at a materially lower price per metre than a standalone in the same phase. They are a staple of the New Cairo, Sheikh Zayed and North Coast compounds. The shared wall is the whole trade-off: check which side the neighbouring living space sits on, since layouts are mirrored rather than identical, and confirm the garden split before signing. For families priced out of a standalone but unwilling to share a stairwell, this is usually the closest substitute.
