Penthouses trade on the top floor and the terrace, and are priced accordingly. Supply is thin by definition — one per building line — which is what keeps them scarce in the compounds of New Cairo and Sheikh Zayed and in the taller New Capital and coastal towers. Buyers are typically after the roof area, the uninterrupted view and the privacy of a single-neighbour floor. Because each one is effectively unique, comparables are hard to find and asking prices vary widely for similar sizes; the terrace treatment and whether the roof is titled to the unit are the details that decide value.

We currently list 126 penthouse units for sale. Recent asking prices mostly fall between EGP 9.8M and EGP 32M. The largest concentrations are in North Coast, New Cairo, 6th of October and Mokattam. Sizes run from 64 to 427 m².
