Clinics are specialised commercial units in medical buildings and mixed-use compounds, and the requirements are unlike any other type: plumbing and drainage in the right places, waiting-area space, ground- or low-floor access for patients, and a building whose other tenants are complementary rather than competing. Supply is concentrated in New Cairo, the New Capital and Sheikh Zayed medical districts. Buyers are practitioners and medical investors, and the tenant pool is small but sticky — a fitted clinic in an established medical building lets quickly and rarely sits empty.
