Duplexes give villa-style separation of living and sleeping floors inside an apartment building, usually at a lower price per metre than a townhouse in the same location. They suit larger families who want the space without a garden to maintain, and they are common in the New Cairo and Sheikh Zayed compounds as well as in older Cairo districts. Because they occupy two floors, the internal stair eats usable area — a duplex and a flat of the same built-up area do not live the same way, so the layout matters more here than the headline size.
