Apartments are the backbone of the Egyptian resale market, and the type most buyers start with. They dominate the compounds of New Cairo and Sheikh Zayed as well as the older, better-connected districts of Heliopolis, Maadi and Nasr City, so the same budget buys either a newer unit further out or a smaller one inside the city. Service charges are lower than for villas, resale is faster because the buyer pool is widest here, and a well-placed two- or three-bedroom unit remains the most liquid asset in the market. First-time buyers and landlords compete for the same stock, which is why pricing moves quickly on anything close to a metro line or a good school.

We currently list 809 apartment units for sale. Recent asking prices mostly fall between EGP 7M and EGP 25M. The largest concentrations are in New Cairo, 6th of October, Mokattam and North Coast. Sizes run from 1 to 325 m².
